Contracts Manager

POST:                                     Contracts Manager

Reporting to:                      Construction Director

Summary of Position       Co-ordinate and manage all aspect of projects in line with OHMG’s processes and procedures.  They have overall responsibility for the effective delivery of the Employer’s Requirements and maintaining an excellent working relationship with Clients, Design team and the projects Stakeholders.  The contracts managers liaise at a senior level with sub-contractors ensuring the projects are delivered to current Building Regulations and relevant legislation

 

Responsibilities & Duties

Pre-Construction

  • Ensure the Construction phase Health Safety plan, Environmental plan and Method Statements have been prepared and agreed with the Client
  • Prepare the master Construction programme, Risk and Temporary Works Register and preliminaries
  • Arrange and chair the Pre-start meetings
  • Prepare the Project Execution Plan and ensure all parties are adhering to the same throughout the contract
  • Agree site layout, Traffic management, operational and material logistics
  • Advise Key Stakeholders of project start date e.g. Statutory Authority
  • Prepare the design strategy including BIM and agree a meeting schedule
  • Prepare scope of Novated Services and Contractors Design elements when relevant

 

Construction

  • Liaise with the Design, Project, M & E managers and Construction Director to manage the Design development process including the delivery of the BIM Strategy
  • Manage the flow of information and the RFI process
  • Chair internal team and sub-contractors meetings ensuring comprehensive minutes are issued
  • Provide an in-depth understanding of the critical path to the Construction team
  • Prepare detailed look ahead plans for how to achieve each stage of the project
  • Monitor actual v plan progress and implement mitigation methods to achieve the critical path
  • Attend all Client/Design team meetings, review all minutes and update same when required
  • Prepare contract reports and manage the preliminaries
  • Manage and control the projects budgets and report on same to Managing Director

Prepare the programme, method statements, prelims and submission document

  • Agreeing timescales, costs and resources needed to deliver the project
  • Monitor planned progress V actual. Report weekly to programmers and monthly to the Client
  • Ensure that the works are compliant with the Master Construction Programme
  • Effective management of Common Data Environment ensuring all relevant parties have access and training
  • Resolving technical issues and/or delays
  • Allocate appropriate Safety, Health, Environment & Quality (SHEQ) responsibilities to Site Managers or sub-contractors, ensuring they are understood and effectively implemented
  • Management of all resources to achieve contractual completion of the project in a cost-effective manner.
  • Report situations, accidents or incidents that have led or may lead to injury, damage or an adverse environmental impact
  • Assist during accident or incident investigations and implement agreed mitigation measures to prevent re-occurrence
  • Ensure all Test Certificates, Operational Manuals  and Health & Safety Manuals are handed over to the Client’s Requirements
  • Ensure compliance with H & S responsibilities as outlined in the Company Policy
  • Ensure compliance with ISO 9001, 14,001 & 45,001 Management Systems
  • Obtain a punctual Practical completion certificate

 

Post Construction

  • Ensure all aftercare provision is in place for the client
  • Ensure any post-handover commissioning requirements are met
  • Liaise with the Quantity Surveyor in the preparation of the Final Account

 

Essential Criterion

  • Construction related Degree

Desirable Criterion

  • 5 years’ relevant experience
  • Working towards or have attained  membership of the  ICE/MCIOB/RICS or other relevant Chartered body
